Several parts of the market are still moving fast, even with rates near 7.4%
Freddie Mac put the 30-year fixed rate at 7.40% as of October 15, 2026. That is a real headwind. But the Real Estate Data Aggregator counted homes selling in as few as 16 days in parts of this market. Rates matter. So does knowing which part of the market your home sits in.
These numbers cover the three months ending August 31, 2026. They are real counts of homes in this market, ZIP code by ZIP code.
Where homes are moving fastest
Three ZIP codes tied for the shortest median time on market. The Real Estate Data Aggregator counted a median of 16 days in 08736, 08730 and 07722. That is quick by any measure.
In 08736, the Real Estate Data Aggregator found that exactly 50% of homes went under contract within two weeks of listing. That share rose 14.4 points from the same period in 2025. Sellers there are pricing well and getting results.
In 07720, the Real Estate Data Aggregator also found 50% of homes under contract within two weeks. More than half of homes there sold above list price, at 54.6%. The sale-to-list ratio came in at 101.6%.
The fastest-moving ZIP codes, side by side
08736, 08730 and 07722 all hit 16 days. Each tells a slightly different story.
| 08736 | 08730 | 07722 | |
|---|---|---|---|
| Median days on market | 16 days | 16 days | 16 days |
| Median sale price | $1,205,000 | $1,485,000 | $1,825,000 |
| Sale to list ratio | 100.7% | 103.6% | 102.7% |
| Sold above list price | 52.4% | 63.2% | 53.6% |
| Under contract in 2 weeks | 50% | 22.2% | 44.4% |
| Months of supply | 1.8 months | 1.5 months | 2.3 months |
08730 had only 9 homes for sale, down 40% from a year before. That tight supply pushed the sale-to-list ratio to 103.6%. Nearly two in three homes there sold above list price.
07722 saw its median sale price rise 25.9% year over year to $1,825,000, per the Real Estate Data Aggregator. Nearly half of homes, 44.4%, went under contract within two weeks.
Strong pricing across much of the market
Not every ZIP code moves at the same speed. But most are still selling at or above list price. That is a sign of real demand, even with rates where they are.
07762 led all ZIP codes at 104.7% sale to list, per the Real Estate Data Aggregator. That is despite a median price that fell 26.2% year over year to $999,999. Fewer homes sold, but the ones that did sold well above asking.
In 07724, the Real Estate Data Aggregator counted 54.2% of homes selling above list price. The sale-to-list ratio was 102.8%, up 1.2 points from a year before. Median days on market was just 17.
One ZIP code tells a very different story
08738 is the clear outlier. The Real Estate Data Aggregator counted a median of 76 days on market there. That is 41 days longer than a year before. The sale-to-list ratio was 94.3%, meaning sellers gave up ground on price. No home went under contract within two weeks.
08738 also had 6.6 months of supply, up 2.5 months from a year before. That is a buyer's market by most measures. Homes sold there carried a median price of $2,970,000. At that level, the pool of buyers is smaller, and rates at 7.40% make it smaller still.
Freddie Mac's 7.40% rate as of October 15, 2026 is one reason some high-price ZIP codes are slower. The National Association of Realtors reported that existing-home sales across the country reached 3.99 million units in September 2026. That is a real number of transactions, but it reflects a market where buyers are being selective.
How the wider market stacks up against this one
Realtor.com reported a U.S. median days on market of 61 days for the week ending October 10, 2026. Most ZIP codes in this market are well under that. Even the slower ones, like 08735 at 45 days, are beating the national figure.
Realtor.com also reported that for-sale listings grew nearly 7% year over year nationally for the week ending October 10, 2026. Some ZIP codes here show the same trend. 08724 saw homes for sale rise 27.7% year over year, per the Real Estate Data Aggregator. More supply means buyers have more choices. That is worth knowing if you are pricing a home.
Price gains in some ZIP codes, small dips in others
Most ZIP codes here saw prices rise. A few saw small dips. The Real Estate Data Aggregator found median prices down 1% in both 08723 and 08724, and down 7.7% in 07753. Not every part of the market went up.
08735 saw a 51.1% rise in median price to $1,662,500. But median days on market there was 45 days, 22 days longer than a year before. A higher price does not always mean a faster sale.
What this means for you
If you own in a ZIP code where homes are selling in 16 to 22 days, strong prep and sharp pricing can still bring fast offers. The Real Estate Data Aggregator shows that more than half of homes in 08736, 07720 and 07722 sold above list price.
If you own in a slower ZIP code, the picture is honest: more supply and longer days on market mean buyers have leverage. Pricing needs to reflect what is actually selling, not what sold a year ago.
One street can read very differently from the whole ZIP code. The numbers above are real, but they are averages. Your home's condition, price point and location within a ZIP code all shift the result.
- Freddie Mac put the 30-year rate at 7.40% as of October 15, 2026. Even so, the Real Estate Data Aggregator found median days on market as low as 16 in three ZIP codes, and 50% of homes in 08736 under contract within two weeks.
- The market is not uniform.
- Speed and price depend heavily on which ZIP code, and which street, your home sits on.
