Primary market still moves faster than the U.S., even with rates above 7%
Rates are above 7%. That is the headline. But the Real Estate Data Aggregator counted homes selling in 16 days in Manasquan and Brielle during the three months ending August 31, 2026. Timing still matters here, even with higher borrowing costs.
For context, Realtor.com reported the national median days on market at 64 days for the week ending October 24, 2026. Most ZIP codes in this market are moving far faster than that.
How fast homes are moving, town by town
Manasquan, Brielle, Sea Girt and Colts Neck all came in at 16 days. That is one quarter of the national pace Realtor.com reported. Neptune shaved 6 days off last year's time, the Real Estate Data Aggregator found.
Where buyers are moving the fastest
The Real Estate Data Aggregator found that 50% of homes in Bradley Beach went under contract within two weeks of listing in the three months ending August 31, 2026. Manasquan was right behind at 50% as well, up 14.4 points from the same period in 2025.
Prices: most towns are up, a few dipped a little
Not every town saw prices rise. The Real Estate Data Aggregator showed Spring Lake's median sale price down 26.2% to $999,999, and Neptune down 7.7% to $600,000, in the three months ending August 31, 2026. Brick's two ZIP codes each dipped 1%. Those are honest signals worth knowing.
On the other side, Lavallette's median jumped 51.1% to $1,662,500, and Brielle rose 48.5% to $1,485,000. Sea Girt climbed 39.6% to $3,350,000. All figures are from the Real Estate Data Aggregator for the three months ending August 31, 2026.
Sellers are still getting over asking in most towns
The Real Estate Data Aggregator found that homes in Spring Lake sold for 104.7% of list price on average. Brielle came in at 103.6% and Sea Girt at 104.1%, all in the three months ending August 31, 2026.
Mantoloking is the one clear outlier. The Real Estate Data Aggregator counted a median of 76 days on market there, up 41 days from 2025, and a sale-to-list ratio of 94.3%. Supply there rose to 6.6 months. That is a very different story from the rest of this market.
Supply is still tight, which keeps prices firm
The Real Estate Data Aggregator found Sea Girt at just 1.4 months of supply and Brielle at 1.5 months for the three months ending August 31, 2026. Brielle's homes for sale fell 40% from the same period in 2025. Sea Girt's fell 40% too.
The National Association of Realtors counted 1.60 million homes for sale nationally in September 2026. Locally, most ZIP codes here are running well under two months of supply. That gap explains why prices have held up despite rates above 7%.
The bigger picture: rates are high, but this market is not the U.S. average
Freddie Mac put the 30-year fixed rate at 7.24% on October 29, 2026. The 15-year fixed averaged 6.60% the same day. Higher borrowing costs are real. They slow some buyers down.
But the National Association of Realtors reported existing-home prices up 1.3% nationally in September 2026. This market's price gains in towns like Brielle, Colts Neck and Lavallette are running well ahead of that national figure, according to the Real Estate Data Aggregator.

Not every part of this market moves at the same pace. One street can read very differently from the whole ZIP code. The numbers above are medians, and your home may sit above or below them.
