One part of the market is moving faster as rates stay above 7%

In the three months ending July 31, 2026, the Real Estate Data Aggregator counted just 1.2 months of supply in ZIP 08736. That is the tightest reading in this market. For sellers, tight supply means real leverage. For buyers, it means you need to be ready to move.
That number dropped 1.6 months from the same period a year ago, according to the Real Estate Data Aggregator. Fewer homes to choose from, more buyers competing.
More than half of homes sold above asking
The Real Estate Data Aggregator counted 54.6% of homes in ZIP 08736 selling above list price in that period. That share rose 15.3 points from a year before. Nearly 1 in 4 homes went under contract within two weeks, with that rate at 44.4%, up 12.5 points year over year.
The average sale price came in at 101.7% of list, up 1.8 points from a year ago, per the Real Estate Data Aggregator. Sellers in 08736 are not just getting their price. Many are beating it.

What rates above 7% mean for you here
Freddie Mac reported the 30-year fixed rate at 7.28% as of October 1, 2026. CNBC reported the average contract rate for conforming loans hit 7.30% the same week. Nationally, Realtor.com noted rates crossed 7% in late September for the first time since January 2025.
Nationally, the National Association of Realtors reported existing-home sales fell 2.0% month over month in August 2026. Pending sales fell 4.1% year over year, per Realtor.com. Price cuts hit their highest September readings since 2018, also per Realtor.com.
This market is not the national market. The Real Estate Data Aggregator counted 44 homes sold in ZIP 08736 in the three months ending July 31, 2026. That was up 57.1% from a year before. New listings rose 8.3% in the same period. Supply stayed extremely thin.
Still, not every home here sold fast. ZIP 08738 had a median of 61 days on market, per the Real Estate Data Aggregator. That was 23 days longer than a year ago. The sale-to-list ratio there was 94.6%, meaning sellers accepted less than asking. Rates above 7% do bite in some corners of this market.

ZIP 07719 had a median sale price of $741,250, down 0.5% from a year ago, per the Real Estate Data Aggregator. Prices dipped a little there. But homes still sold in 18 days and 43.9% sold above list. The market stayed competitive even where prices softened slightly.
The higher end of the market
ZIP 08730 had the highest share of homes selling above list: 68.4%, up 38.4 points from a year ago, per the Real Estate Data Aggregator. The median sale price there was $1,424,500, up 31.4%. Homes sold in 16 days, 8 days faster than a year before.
ZIP 08750 had a median sale price of $3,225,000 and 58.3% of homes sold above list, per the Real Estate Data Aggregator. Only 12 homes sold in that period, so the sample is small. Read those numbers with that in mind.
ZIP 07717 told a different story at the high end. The Real Estate Data Aggregator counted just 10 homes sold there, with a median of 42 days on market and 4.3 months of supply. Only 30% sold above list. Year-over-year changes are not available for that ZIP code.
The bigger, more affordable ZIP codes
ZIP 08753 had the most homes sold: 249, up 15.3% from a year ago, per the Real Estate Data Aggregator. The median sale price was $560,000, up 8.2%. But 2.8 months of supply and 21 days on market tell a calmer story than 08736.
ZIP 08724 counted 176 homes sold, with a median of $520,500, up 9.6%, per the Real Estate Data Aggregator. Homes for sale rose 15.4% from a year ago. More choice for buyers there, but also a slightly slower pace.
